Drafting Plans
Following our initial consultation to understand your preferences and requirements for the home addition, we proceed to present a comprehensive bid – the standard procedure. Following bid approval, we seamlessly transition into the meticulous planning phase. This stage includes the development of a preliminary site plan, which can be seamlessly transmitted to the architect. While certain projects necessitate an in-person consultation with the architect, others afford us the flexibility to expedite the planning process without this step, allowing us to promptly commence with the creation of detailed plans.
Engineering
Moving forward, we enter the realm of engineering expertise. Our architects work hand in hand with our accomplished engineering team, leaving no stone unturned to proactively handle every detail. This collaborative effort aims to forestall potential delays stemming from revisions during the permitting process. The engineering phase involves a significant amount of intricate calculations, and entrusting this responsibility to our seasoned professionals ensures a streamlined process. Permitting
The permitting process is inherently time-consuming, and pinpointing an exact timeframe can be challenging due to variables like the season and the workload of the city. Once all the intricacies are ironed out, the finalized plans, duly stamped and assigned a permit number, are sent to us.
However, the journey doesn't end there. For instances where a new bathroom is part of the addition or there's a relocation involved, securing plumbing permits becomes necessary. Likewise, if additional lighting fixtures are in the plan, electrical permits are essential. Bathrooms, with their fans/vents, require a mechanical permit as well. Throughout this process, the city may introduce other stipulations, all clearly delineated in bright RED text on the plans. Scheduling & Coordinating
Following the acquisition of bids from the plumber, electrician, and HVAC specialists (depending on the scope of your project), we seamlessly transition into the crucial phase of scheduling and coordination. This encompasses everything from securing equipment for excavation to arranging concrete mixers for the foundation, and, of course, coordinating the plumbing, electrical work, and heating/air conditioning installations.

Inspections & Final Walkthrough
